Oak Tree Properties wants to provide you with a smooth transition to your new rental home. Here is some information you may find helpful if you would like to apply for a property:
Showings and Key Policy
Many of our properties offer self-guided showings. Interested parties can come to our office Monday-Friday to check out a key for the property. We require a $10 cash key deposit and will make a copy of your photo id. You will have two hours to view the property and return the key, or you will forfeit your key deposit. Keys are requested returned by 3pm, unless other arrangements have been made.
Some properties may be shown by appointment only. These properties will be noted in their description as “Showings by Appointment Only”. In this case, interested applicants should call our office and schedule a showing.
Applications
Applications can be found online at our property management website, or paper copies can be picked up at the office between 9-3. Our application fee is $35 per adult living in the property. All adults (age 18+) must fill out an application and pay the $35 application fee. This fee covers a background check that includes: credit check, eviction report, and criminal report. Negative information contained in these reports are NOT grounds for an automatic denial. We look at the whole picture for applicants. Other considerations are references and ability to pay. Once processing begins, we will usually be able to accept or decline your application within 2-5 business days, assuming all information needed is provided on the application.
